Benefits of Owning a Home Versus Renting: 4 of 6, Stability

Of everything I help clients think through when they’re weighing renting versus owning, stability is the one that comes up again and again, especially for families. I’ve helped many people make that jump, and one story sticks with me more than most.

A young couple I worked with was renting in Apple Valley, bouncing from place to place as their rent kept climbing, sometimes to the point where it was barely affordable. Lease terms were part of the problem too: landlords either wanted a short six-month commitment or locked them into two or three years, with no middle ground and no real say in the matter. But the part that wore on them the most wasn’t the rent. It was the repairs. When something broke, a leaking sink, a malfunctioning toilet, it could take weeks to get someone out to fix it, because the landlord was in no hurry.

That’s a piece of stability people don’t talk about enough. When you own your home, you have total control. If the furnace goes out or a pipe starts leaking, you call a contractor and it gets handled on your timeline, not someone else’s. You’re not writing letters or filing complaints and hoping a landlord eventually responds. You just get it fixed.

  • Your mortgage payment stays predictable with a fixed-rate loan, unlike rent, which can increase at renewal
  • You control repairs and maintenance, and you’re not at the mercy of a landlord’s schedule or willingness to respond
  • You can do preventative maintenance, changing furnace filters and staying ahead of small issues before they become expensive ones, something a renter has little incentive or ability to do
  • You’re not at risk of a landlord selling the property out from under you or declining to renew your lease

For families especially, that stability compounds. Kids can stay in the same school district, same neighborhood, same group of friends, without the disruption of an unexpected move. And once your mortgage is paid off, your primary housing costs shrink to just property taxes and insurance, generally far less than continuing to rent.
