Downsizing is one of the biggest transitions a homeowner can go through, and it’s rarely just about square footage. Many of my clients have lived in the same home for 20, 30, even 40 years. Change is hard, even when it’s the right move. I’ve helped empty nesters, couples managing health changes, and families helping their parents make this exact transition throughout the South Metro, and I understand both the practical side and the emotional side of it.
What Downsizing Sellers Are Actually Looking For
Most of my downsizing clients are leaving a traditional two-story home, often four bedrooms, two bathrooms, and around 3,000 finished square feet, and moving into something smaller but smarter. Here’s what tends to matter most:
- All living on one level. No stairs is the number one request I hear, whether that’s a rambler, a one-level townhome, or a standalone townhome that feels more like a single-family home.
- A finished (or finishable) lower level. Even when everything they need is on the main floor, most of my clients still want extra space below for holiday gatherings and family get-togethers.
- Real storage space. Moving from a large two-story home to 2,000 to 3,000 finished square feet means you have a lot of belongings you’re not ready to part with yet. Garage space and storage areas matter more than people expect going in, sometimes it’s a third garage stall for kayaks and bikes, sometimes it’s simply enough closet and basement space to not feel cramped.
