Farmington Neighborhoods

Farmington started as a small farming community, and it still has a genuine small-town feel, with its own historic downtown full of local shops, a microbrewery, and restaurants — plus the Dakota County Fair, a 9-day event held there every year that draws the whole surrounding area. Farmington doesn’t have as many distinct named subdivisions as a city like Apple Valley, but a few areas are worth knowing:

  • Akin Park Estates / Akin Road area — on the western side of town near Akin Road Elementary, mostly traditional split-levels and two-story suburban homes
  • Dodd Park / Dodd Ridge — pocket neighborhoods along the western border near Lakeville, quiet cul-de-sacs with quick access to regional routes

Downtown Farmington still has homes from the 1940s and 50s with a real old-school, small-town character. Because there’s still room to grow, newer construction has been expanding north up Cedar Ave toward Lakeville and Apple Valley, and east as well, with a number of nice developments off County Road 3 built over the last 15 years — mostly traditional two-stories, along with split-levels and ramblers.

Getting Around Farmington

Highway 3 is a mainstay route for Farmington residents, running through Eagan up to St. Paul. Highway 50 cuts east-west across Farmington, connecting to Hastings and Rochester, and is also the main route connecting 35W and Lakeville to Farmington. Right off Highway 70 heading into Farmington from Lakeville, you’ll find a number of large corporate employers, so jobs are plentiful nearby. Over the last decade, Farmington has expanded significantly with new gas stations, restaurants, several golf courses, and general commerce.

Farmington Real Estate FAQ

FARMINGTON MN HOME SELLER FAQ

How much is my home worth in Farmington MN?
To determine your home’s value in Farmington, I use a two-step process. First, I come out and tour your home so I can note every update and upgrade you’ve made, along with the condition, location, and yard. Then I look at the real AVM through the MLS, sold comparables, active and pending listings, and use HouseCanary and InfoSparks to see what’s trending in your specific area. Farmington has a wider mix of home types than some neighboring cities, from downtown homes built in the 1940s and 50s to new construction near Cedar Ave and County Road 3, so I price these two types of homes separately rather than blending them together.

What should I do to prepare my Farmington home for sale?
Beyond the basics, decluttering, cleaning, and painting, it’s important to stay aware of new construction happening in Farmington and nearby in Lakeville, since it can directly move your home’s value. A comprehensive marketing plan and a clear answer to what your home is actually worth matters here. Price it compellingly, or your home could sit on the market for an extended period while buyers compare it to newer builds nearby.

How do I choose the right listing agent in Farmington MN?
Sit down and talk with a few agents, and when you interview them, ask specifically about Farmington. My wife grew up here, and I’ve been coming to Farmington for 40 years. I’ve watched it grow from a small town into an extended suburb, and I’ve sold a lot of homes here, so I can speak to real, on-the-ground experience in this specific city, not just general market knowledge.

Most Farmington sellers leave money on the table by pricing wrong or missing key prep steps.
Before you list your Farmington home, text me at 952-994-7204. I’ll show you what it’s worth and how to position it to sell fast and for top dollar.

How much home can I afford in Farmington MN?
It always starts the same way: with an agent who will protect you, and a loan officer who helps build your team for success. Sit down with a loan officer to go over your full financial picture, then set up a search so you can see exactly what your dollar buys. Many buyers choose Farmington because comparable homes often run a bit less than the same home in Lakeville, while still offering good schools and easy highway access.

Do I need 20 percent down to buy a home in Farmington?
No. Buyers can purchase with as little as 3 percent down on a conventional loan. Putting 20 percent down avoids PMI, but that cost is much more manageable today. A larger down payment can strengthen an offer, but buyers can still compete with less depending on their full financial picture.

What is the first step in buying a home in Farmington MN?
The first step is sitting down with a real estate agent to build a plan, and meeting with a loan officer to get pre-approved. The biggest mistake most buyers make is looking at houses before they’ve been pre-approved or have a plan in place. Once your search is set up and you’re pre-approved, you’re ready to act the moment the right home comes up, whether that’s in Farmington’s historic downtown or one of the newer developments.

Most Farmington buyers lose out because they are not prepared or do not have the right strategy.
Before you start looking at homes, text me at 952-994-7204. I will connect you with a lender, show you what you can afford, and put you in a position to win when the right home comes up.

Do you work in Lakeville, Apple Valley, and Rosemount as well?

Yes—Lakeville, Apple Valley, Farmington, and Rosemount are my focus markets. If you want, I can send you a market snapshot for any of those areas. I also represent buyers and sellers across the wider Minneapolis St. Paul metro area.
