Why Getting Pre-Approved Is the Most Important First Step to Buying a Home

Why Getting Pre-Approved Is the Most Important First Step to Buying a Home

Buying a home is exciting. Once you start browsing listings online, it’s easy to picture yourself walking through your dream home.

But before you schedule a showing, there is one step that should come first.

Getting pre-approved.

It may not be the most exciting part of the home buying process, but it is the foundation that everything else is built on. Skipping this step can cost you the home you’ve been waiting for.

A Real Story From One of My Buyers

Not long ago, I received a call from someone who had been referred to me by one of my past clients. They had already found a home they absolutely loved and wanted to see it right away.

We met at the property, toured the home, and they immediately knew it was the one.

There was just one problem.

They hadn’t spoken with a lender yet.

By the time they completed the pre-approval process, the home had already gone under contract.

The home wasn’t lost because getting pre-approved took a long time. It was lost because we couldn’t write an offer the day they found the house.

Had they been pre-approved before we ever walked through the front door, they would have had an excellent opportunity to compete for that home.

Pre-Approval Gives You Confidence

One of the biggest mistakes buyers make is looking at homes before they know what they can comfortably afford.

Just because a lender says you qualify for a certain amount doesn’t necessarily mean that’s where you’ll feel comfortable every month.

A good loan officer will help you understand:

  • Your monthly payment.
  • Your estimated taxes and insurance.
  • Your down payment options.
  • Closing costs.
  • What price range fits your budget.

That knowledge allows you to shop with confidence instead of guessing.

A Pre-Approval Letter Isn’t Just a Piece of Paper

Many buyers think they can simply call a lender and ask for a pre-approval letter.

While getting started is actually a simple process, the value comes from what happens behind the scenes.

You’ll complete an application, provide a few financial documents, and your loan officer will verify the information needed to determine what you truly qualify for.

That verification gives your pre-approval credibility.

When you find the right home, you’re ready to move instead of scrambling to gather paperwork.

Sellers Take Strong Offers Seriously

In today’s market, homes can move quickly.

If another buyer is already fully pre-approved and you’re just beginning the financing process, the seller isn’t likely to wait.

Being prepared allows you to submit an offer immediately when the right opportunity comes along.

That can make all the difference.

Not All Lenders Are Created Equal

Who you choose for your mortgage matters.

I always recommend working with a local loan officer who has a local office, answers their phone, responds to emails promptly, and communicates throughout the transaction.

If a question comes up, I know exactly who to call.

Unfortunately, many buyers choose a large national lender because the commercials make it seem convenient.

Too often, they end up calling an 800 number, speaking with a different person every time, waiting in phone queues, and struggling to get answers when time matters most.

Communication is critical in a real estate transaction.

A responsive local lender can make your offer much stronger in the eyes of the seller and their agent.

Make This Your First Step

Before you start looking at homes, let’s make sure you’re ready.

I’ll connect you with a trusted local lender who will walk you through the process, answer your questions, and help you understand exactly what you can comfortably afford.

Once that’s done, we can focus on the fun part of finding the right home, knowing you’re prepared to act when the perfect house hits the market.
