When sellers ask me why their home isn’t selling, they usually assume it has to be price, location, or marketing. But I’ve watched condition quietly sabotage more sales than almost anything else, and it’s rarely about anything structural. Most of the time, it comes down to something as simple as paint color.

The Paint Color That Cost Two Sellers Weeks on Market

I had a listing where my clients were moving out of state and already had their hands full just getting everything packed up. They didn’t want to paint anything. The house itself was in excellent condition, but the walls hadn’t been painted in over 20 years, and the color scheme made the whole home feel dated the moment you walked in. I convinced them to repaint before listing. It sold in three days.

Another home I listed in Bloomington made the same mistake even more clearly. The house was immaculate, genuinely well cared for, but hadn’t been painted in about 10 years, and every room was some shade of brown. We had 52 showings and zero offers in under 30 days. The sellers finally agreed to take the home off the market for a weekend, repaint the entire interior in a neutral accessible beige, and make a small price adjustment. It went back on the market and sold in two days. Same house. Same condition. Different walls.

I’ve had multiple sellers resist replacing carpet, and the right answer actually depends on the carpet itself. Every single home I’ve listed that showed like a model, minimal furniture, personal items put away, neutral wall colors throughout, has sold faster and for more money than a comparable home that needed a full update. This isn’t a guess or a general staging tip. It’s a pattern I’ve seen repeat itself listing after listing.

Most of my sellers are juggling two jobs, kids, activities, and everything else life throws at them, so I always recommend bringing in a cleaning service for a genuine deep clean before showings start, three or four hours, not a quick tidy-up. I’m talking about the kind of cleaning most of us, myself included, don’t get around to on our own. Windows are number one. After that, it’s the cobwebs, dirt, and dust that build up around your front door and entryway, the first thing a buyer actually sees.
