Does Social Media Really Help Sell a House? Here’s What I’ve Seen

When I sit down with sellers, one of the first questions I get is, “How are you going to market my home?” My answer always comes back to social media. Not as an add-on, and not as a box to check. I truly believe social media is one of the most important parts of marketing a home today. Here’s what I’ve seen, and why it matters for you as a seller.

The Buyers Who Weren’t Even Looking in That City

Back when buyers and sellers sat at the closing table together, I heard it at least a dozen times: “We loved your video. That’s what sold us on this house.”

One couple stands out. They were looking for a home in Prior Lake and Savage. They weren’t considering Lakeville at all. Then they came across my video of a home I had listed in Lakeville, toured it, and bought it. That house was exactly what they were looking for. They just didn’t know it until they saw it.

  • They weren’t searching in that city.
  • They weren’t on a home search site with filters set for that area.
  • A video on social media put the right house in front of the right buyers.

Does the Sign in the Yard Still Matter?

Yes, but not for the reason it used to. Before the internet, people drove by, noticed a For Sale sign, and called. That’s not how buyers find homes anymore.

  • Today, buyers find a home online first. Then they drive by.
  • The sign helps them find the house they already saw on their phone.
  • Putting up a sign and waiting for the phone to ring is not a marketing plan.

People spend hours a day online, and everyone spends that time somewhere different. Some search home sites. Some live on Facebook or Instagram. Some are on TikTok. Some only trust what they read on Reddit. If your home isn’t showing up where buyers are already spending their time, it’s missing people.

Posting It Isn’t Enough. Posting It the Right Way Is.

Putting your home on social media doesn’t solve the problem. Putting it on social media the right way is what gets attention.

A lot of real estate marketing still looks the same: a generic “Just Listed” post or an open house flyer, posted once to an account with very few followers and no conversation happening. Those posts get very little traction. Here’s what I do differently:

  • I build an audience before your home ever hits the market. I share more than listings: travel, music, photography, and things people actually enjoy. That keeps people following and engaged, so when I post your home, they’re paying attention.
  • I talk to people. When someone comments or asks a question about a home, I answer. Responding to people is just as important as what you post in the first place.
  • I reach a lot of people. Between my social media platforms and the audience of the music podcast I co-host, where real estate comes up regularly, I have more than 60,000 followers. My videos regularly reach 500 to 1,000 views across platforms.

People comment, ask questions, and send my listings to a friend or neighbor who is looking. Every share puts your home in front of someone new.

Why I Break One Home Tour Into Many Short Videos

I still make full-length tours of my listings. But attention spans have gotten shorter, so I’ve changed how I use them.

I’ll take an eight-minute tour of your home and turn it into eight one-minute videos, each focused on one room or one feature. Here’s why that works:

  • Every buyer is looking for something different.
  • A family with a dog or young kids wants the fenced backyard.
  • Another buyer cares most about a big primary suite.
  • Someone else wants a large kitchen.
  • A short video about the one thing a buyer cares about stops them from scrolling. An eight-minute tour often doesn’t.

Showing What Photos Can’t

I don’t make my listing videos about me. They’re about your home. I’m always asking, “What can I show a buyer in this video that they can’t see in a photo?”

  • Soft-close kitchen cabinets and drawers.
  • Extra storage hidden in a room or in the garage.
  • A deck built on 6×6 posts instead of 4×4 posts, which means it’s built better.
  • The difference between a soaking tub and a jetted tub.

Those details are what make a buyer say, “I need to see that house.”

Getting Found When Buyers Ask Questions

More and more people find answers by asking Google, or by asking AI tools, a specific question. I create videos and articles that answer real buyer and seller questions, so when someone asks, there’s a good chance they find me. That brings more people to my page, and more people to my listings, than would ever find them otherwise.

What Social Media Can’t Do

I want to be straight with you. Social media can get your home seen, but it can’t fix a price that’s too high.

  • A great video gets buyers curious. The right price gets them to book a showing.
  • If a home is overpriced, more views just means more people deciding to pass.
  • The best results come when strong marketing and honest, data-backed pricing work together.

Why I Do It This Way

After 24 years of selling homes in the Twin Cities, I’ve watched how buyers find homes change completely. Most agents still market homes the way it was done before the internet. I don’t. Every video I make, every question I answer, and every listing I post is about getting your home in front of the buyer who’s been looking for it, even if they didn’t know it yet.
